Owner Builder Question- Sacramento, CA

Hi All,

I am in the Sacramento, CA and am pretty sure I would like to go the owner builder route but I’m having a hard time finding reputable subs for my project. I have received quotes from two traditional pool builders in the area as well as one “consultant” (I’m using that word loosely) and I have not been satisfied with their prices and what they would provide. The “consultant” I was working with wanted $8900 to design and engineer the plan and give me a list of subs (this fee seems to be extremely inflated in my opinion). In my quest for obtaining bids for excavation I called one company and after he gave me his price breakdown I thanked him for his time and asked if he had any steel, electrical, and plumbing contractors he could refer. He said yes but it would be a $1500 charge just for names and phone numbers. Honestly I was floored. Is there anyone on this forum that could PM me a list of reputable sub contractors they have used in the Sacramento and/or Rocklin Roseville area? My design isn’t anything fancy. Just a simple pool with a jumping rock for the kids. Any referrals would be greatly appreciated.

Rough Specs

30x14 freeform (see picture for rough idea)

3.5’ - 7’ depth

Tahoe Blue plaster (possibly w/quartz but undecided)

16,493 Gallons


400 square feet of broom finish and colored concrete

Equipment - still being determined but I am leaning towards a salt water generator

looks great in the pics. I just DIY built a 14x30 and i will tell you my pool is on the small side. Its all the room I had without going crazy and fighting town ordinances but I see ur same size and freeform, plus a tanning shelf. I dont think I would like my pool much if it were narrower than 14ft in spots and that sunshelf is a good chunk. I like the free form just be aware of the actual size of the pool. mine is 6ft deep I can jump no problem and I have a very gradual slope. I think from overhead pics a L shape would do u better w the shelf in the L instead of the main pool. What u have there is great and will work fine. I have an aunt w a 20x40 and her pool is twice the size of mine feeling wise when its not that much bigger in reality.

problem with paying someone for subs names and contacts is you dont know their price and what they will do work wise, subs will always do better work for guys who keep them busy, 1 shot deals for homeowners can be very tricky esp if you dont really know whats needed from them. If you had built a pool before or knew what needs to be done detail wise you would be in much better shape doing an GC of a pool

I do agree with you on the size. I am actually getting rid of the tanning shelf and changing it to regular steps. With much research today I have the names and phone numbers of a good amount of subs. Can’t wait to get this project started but I must admit I am nervous!
 
Wow! That does seem expensive. We are doing owner builder for the second time and using the same guy we used before for plans and subs. He charges $1200, up from, I think, $500 in '06. But that's a smoking deal compared to what you have found. We loved how much we saved last time and can't justify paying more to a pool company for a smaller pool and fewer options so we'll build again ourselves.
