All is well with the pool!
I've been wanting to do this post for quite some time (not sure if it should be a separate thread or not). I've had a lot of questions regarding doing the pool owner/builder, cost, how much I saved etc and thought it would be beneficial to everyone considering going OB to put everything out there.
Knowing what I know now, would I do an OB pool again? 1,000,000,000%. I will never hire a pool builder for any future pools I do. Not that I don't think their necessary or earn their money, but if you can do it yourself, do it yourself. There A LOT of places where pool builder cut corners to make more money on the project. I'm not necessarily saying that's a bad thing, but it is what it is.
If you go back on the build, you'll see that no expense was spared on this build. I bought the best and newest equipment for my pool, did more rebar than was necessary, used more concrete than was necessary. Every step of the way, the inspectors that came commented about how well everything was being done.
All in all, for just the pool (not counting the deck) I spent $46,790.54. Now, of course, this is region specific (I'm in Miami). Including the deck and artificial turf, I had a total cost of $57,063.31. Regarding the savings, I do feel like I saved a pretty decent sum of money after speaking to some friends that have recently done pools and considering the equipment, features, and quality of materials that I used.
There were some spots that I overpaid on.
The shotcrete I definitely overpaid on and that was on me. My only recommendation here is to ask your sub that's doing it to provide you with all of the receipts for the concrete that was ordered. It's my belief that they said they used more than they did and pocketed the difference. I also forgot/didn't realize to ask them to do the equipment slab and had to pay them again to come out. I likely could've saved roughly $1500 at this stage.
Due to pandemic, I had to pay extra to get some inspections done, so that was an extra $550 spent.
The backfill/excavation was also a spot where extra was spent. I should have hired one sub to do all of this and had them quote me from the getgo. Since I didn't do this, I ended up using two separate subs and I feel like I overpaid on both sides.
All in all, it was a learning experience and I'm glad I went through it. I've heard some horror stories from people who have used pool builders and having control of every aspect of the build was worth whatever hassles that came along.
