Hayward super pump shaft seal replacing..again?

I have a hayward super pump and replaced the ceramic shaft seal about 2 years ago. Just noticed a small leak under the pump housing so I'm guessing it needs replacing again. I have the shaft seal and the impeller seal since I bought them for back up. Is it normal for these to go so often? What causes them to wear?
 
What pump seal did you install?

Did you use a lubricant when installing the seal?

I didn't use lube and wore gloves to insert the ceramic seal as well as the shaft seal. I actually replaced them today and there's still a small leak from the housing. Considering its 20 plus years old I may just replace the pump housing.
