Waxahachie, TX Owner Build - A race to beat the baby!

I'm crossing my virtual fingers for you.

Thanks!

Just checked again and only water coming out. I'll wait longer and do another test, but I think all the air may be gone.

Once I confirm that the air is gone, I can give more credence to the valve reading over time, right? I expect (hope/pray?!) it should stay solid.

WOW! What an interesting process!

Watching and learning ::epds::

It's interesting for me too, and I'm learning soooo much, but I could do without the stress! ;-)

Well, I knew it came with the territory of an owner build, so I'm just grateful for everyone being so willing to help.

I bet the pressure holds now. Good for you being so proactive!

I sure hope so! Thank you for the encouragement. I really don't have a lot of choice about being proactive if I want to be able to sleep with the outcome of this build! I'd be hopelessly lost without you all though, so thanks again.

Just checked and gauge seems to be holding. The air release port was not actively dripping, but had a buildup of water inside and one drip hanging down, with evidence of previous drips on the top of the filter. What does this mean?

I didn't test for air in the system again because I'm thinking all the air is gone, and I want a longer unbroken read on my current pressure setting. I'll probably check again in an hour, and call it a day.

Any new thoughts?

Don't worry too much about that dripping water from the air relief. It is possible the two o-rings in there need replacement or just a little dab of lube. Don't fret, it's really a super-simple thing to fix. Focus on the pressure for now. One or two little drips of water is not going to affect the water pressure.

Thanks Matt. I just made one more visit to the pad before I head to bed and it's holding at 30 so far. There is a visible collection of drips on the filter, and again, a drip hanging down, but not a constant drip, drip, drip like way in the beginning.

Gunite, on their own accord, rescheduled for Wednesday due to delays on today's jobs, so I'll have tomorrow to confirm the peace of mind I'm slowly gaining. I'll post the psi in the morning. Hopefully it will be unchanged.

The relief valves are of horrible quality and less than reliable. I still believe your system is just fine. Any plumbing above the ground is of no concern right now. All that you should worry about is what is buried, which from your description and my understanding, is doing just fine.

I got a refund for my plane ticket to Texas and can hopefully return the pipe glue in the morning. Bring on the gunite!

LOL! You're hilarious Brian! Thanks for standing by. :)

I left a rag wedged under it overnight too see how much water was collected and it was definitely wet, but it's hard to say how much water was in there because the rag is an old cloth baby diaper and very absorbent. We didn't have a hard freeze overnight but it's a little frosty, and the wet part of the rag is a little stiff. I'll have to check later with a new rag to see if water is still coming out.

You're a qualified leak checker now.

I'm so appreciative that the course for qualification was free! :)

There is more good news, your filter will likely never see anything near 30 psi when it's up and running so no need to worry much about it leaking.

You also have a 3 yr warranty on your Pentair equipment so I'd use that instead of messing with it if it does indeed continue to be an issue for you.... you'll be too busy floating anyway!

Which brings up a good point about warranties. Make sure you get those filled out and mailed in as soon as possible. Call Pentair to find out if you any special documentation or signatures on the warranty cards from installers.

Thanks for the reminder about warranties. I collected all the cards from my equipment and called Pentair. It sounds like it will be easiest to do everything all at once online when the pool is done, which will be processed faster, plus all the equipment will be listed together for the bundled warranty. I've got to do it by 60 days of installation, and they consider installation when the pool is started up. So I think I should be ok.

Excellent!! Sounds like you've got everything well in hand. Once you're done with your pool, you can apply for a contractor's license and the state of Texas will have another excellent pool builder in its ranks. Maybe you can call your new company "Cheaper By The Dozen Pools" considering your family's size ;)

LOL Matt! I don't think I'm quite there yet (not by a long shot - experience wise, or number of children!) but I appreciate the compliment nonetheless. The only trouble with going into business is that I'd have to put all you TFP experts on the payroll as my consultants, and how could I afford to pay for your priceless help?

We are supposed to get down close to freezing tonight so I'm going to drain the system. Gunite is early tomorrow and it will still be too cold to add the water back in, so will it be ok to keep it unpressurized while they work? I assume the unavoidable drawback would be if a pipe got damaged, a change in psi wouldn't alert me.

Now that I know the system is ok, do I need to keep it full of water? We keep having potential overnight freezes, so it might be easiest only to pressurize when I'm actually having work done, like electrical. When I do repressurize, do I need to maintain 30 psi, or can I now use a lower number?

Good job, Jamie!!! With your experience, you may never need to hire anyone in the future-or rarely, at least.

I like that- Cheaper By The Dozen Pools! Lol!

Thanks, Denise. It would take a lot more experience not to need to hire anyone in the future, but with everyone's selfless help around here, that's a worthwhile goal. :)

Jamie- On your budget, you may want to talk to your subs about cash payments, sometimes they will give a discount if you pay in cash. Just make sure you're getting a lien release on them, but, it's something you may want to consider going owner-builder. We have saved a little bit of money that way so far. I am also using credit cards with cash back rewards on anything I can (short of cash discount), just a couple of ways to make things a little bit easier on the wallet.

Sorry, OrlandoBull... With all the hubbub over my pressure, I got distracted and forgot to reply to your thoughtful post. Yes, I have found (thanks to previous suggestions from this site) that cash can provide discounts, and that lien releases are a good idea too. It turns out that here in TX the form needs to be notarized to be "official" which is totally impractical since that would mean going with the sub to a notary before paying them, but I'm having them sign the form anyway. It can't hurt. I'm doubtful I'll have any trouble with them coming after me though, as I have paid promptly and in cash, and they've provided me receipts.

These are definitely good tips to point out to people who are considering going O/B. Cash doesn't mean you still don't get documentation, but it can help decrease the sub's charge for the job.
