Shade Structure Shopping - Patio vs. Pavilion

Hello all! My wife and I are back looking at pools and builders. We started the process last year but put it on hold to get our ducks in a row.

This question is specific to the shade structure. We have a 300sqft covered patio right now but we want to have another ~150-200 sqft of covered area. We are debating between having a pavilion built or extending the patio. One of my builders said he'd match the pricing found here: Red Cedar Gabled Roof Pavilion for the pavilion. I haven't yet received a quote for the covered patio. Have another builder coming out Saturday to look. His initial thoughts are to extend vs. a separate shade structure.

Anyone have a pavilion and wish they would have extended instead?

I think all wood has gone up for outdoor use. I am in a bidding war with 3 mills trying to get Sapele for my ceiling.

I would extend if able. I went separate cause I did a full building.
 
I built 800sqft 3 years ago for the same price I just did 300sqft. I pay cost directly from a mill in Oregon. Built by same friend that gets a full lumber truck bi-weekly.

We didn't have the option to extend since the pool is too far away, but we love the openness of the pavilion. We do have Coolaroo sunshades on two sides for use as needed. But the comments above about rain and sun getting in easily are very true. Depending on your scenario (pics would be helpful) with a pavilion you might consider a wall or two, or a fireplace wall, or louvered walls, or sunshades, etc. if those issues need to be addressed. You can see pics in our build thread in my signature, page 7. Similar to the one you linked to. It is 12.5' x 20.5'. And only has two posts which I see is also an option on your linked page, if they upsize the timbers. We definitely only wanted 4 posts for less visual and physical barriers. By the time you add our options to your linked prices, they are in the same neighborhood.

Thanks bmoreswim. Awesome looking build by the way. The Pavilion looks great. Sounds like we may shift gears and push towards a covered patio extension.

What is wrong with a heloc? are you looking for something that doesn't require equity or just a fixed rate?

i just finished hunting around my local banks and credit unions and was surprised bank of the west had the best offer. heloc that you can convert to a fixed rate loan anytime for 5.9% 15+ years

*technically a few credit unions had a slightly lower rate but LTV was too small for our project

I think it's just a mental thing for us. Nothing wrong wit hit, just not sure that's the route we want to go. Lightstream has an offer of "as low as 5.34%". I think I just like the idea of not putting a lien on the house...

I think total amount and years were the driving force for us (dream pool plus entire backyard for us)

Looking at a 6 figure project skews the options available (like i said LTV available eliminated better options for us)

If you just need the covered patio you should be able to shop around and get a great deal
 
Cypress, if I’m reading you correctly. You can do the whole project minus the patio extension this year, and then you’ll be able to have the money for the extension next year?
If the above is correct, then just finance it what ever way you feel comfortable with, knowing you’ll be able to pay it off next year.

Good point. I think we're just justifying it in our head.
