Pool/Spa Design Questions Florida

Greetings from Central Florida. We’re just finalizing the design process and I would appreciate feedback on several issues.

1) What is the best number and placement of jets for the 12 by 6ft spa?

2) The PB is building the pool 5 ft from my house and it requires a double steel wall. Should I be concerned about my foundation?

3) Does anyone have experience with Artesian pools and would you recommend them?

4) Can you you give me any feedback on the design or helpful suggestions? The yard is sloped. The pool is 15 by 40, including the 6.5 foot by 12 ft sunshelf.

5) They’ve quoted a price of $160k which is 10 k less than the 6 other companies we vetted. It includes 2 bubblers, 2 linear water features, 2 fire bowls, 1400 sq. ft of travertine decking, 2 pumps, ozone system etc. Thoughts on price?

Thank you for the feedback, the depth is 3.5 to 5 ft at the “deep end”. There is no screen enclosure, they quoted 25 k just for screen. Prices are outrageous and screen will negatively impact the view, even with panoramic screens. I will check with my husband on the filter size. It’s a salt system with some type of ozone also added, but will verify with him exactly.
 
Options to consider for number and placement of jets in the spa.
Triple jets located vertically above the seat for two or three adults on the 12’ wall, one jet located below the seat at calf height.
Double jets vertically above the seat for one or two people on the 6’ walls.
It appears from the drawings you have no seating on the shared spa/pool wall, is that correct?

The double steel wall is most likely required by the steel engineering firm and has taken into consideration the pressures being placed on and from the house footings.

Consider adding 6” to the sun shelf to give more area to walk in front of the lounges (see picture provided with 7’+IMG_4938.pngshelf).
Lighting on the back side of the RBB may be something to consider at this time or at least inter graded into the walk steps.
Lights in the pool to be placed on the house side of the pool so to direct the light away from the house.
Skimmer/auto fill lids to have the same material as the decking so to blend in seamlessly.

If a construction drawing is provided more comments can be provided, at this time the renderings are too basic to go into greater detail.

He and welcome to TFP! What a pretty area you have already! The pool will only add to it!

One thing I would think about is putting a small foot bath/ shower right at the steps that lead down to the beach. That will help keep the sand and grass out of the pool as we all know someone will go straight from the sand/grass into the pool!!

Lets us know what SWCG with Ozone system you are purchasing. Some allow the Ozone side to be removed and only use the SWCG side of the unit. Please read following

Many people find that 3.5 ft is too shallow - if it is a short distance maybe fine but try to transition to 4ft quickly.
Same with 5ft depth - some like 5.5ft to 6ft to have a little depth for those kids that like cannon balls into the pool.
At the end, it your choice - just trying to point out what others have found and reported on the forum.

I don't like when multiple companies quote you multiple pools, it makes it impossible to compare apples to apples. They all like to create their own unique masterpiece but that leaves you choosing a builder on their plans, not who is best suited to build the plans you like best.
Thoughts on price?
Unfortunately that's usually decided by your neighbors. If they're all willing to pay X, you will too if you want in the game.

Hammer down more details and we can give you the +/-s so you get your best pool. So far, it's gonna be spectacular no matter which way you go. :)

I really like your design - the sleek lines are very elegant - hope it is progressing well. What did you choose for pool decking / waterline and water color?
We opted to get a dedicated hot tub so it would always be available and really is 'therapeutic", so cannot comment on position of jets.
