New gunite Spa and pool in Stuart

We have been in Stuart, FL for a year now and have finally decided on a Spa with a pool. Was going to go Owner Build but I don't think I have it in me, physically so, after meeting with about 10-12 different PBs and getting 7-8 quotes, this is what we landed on. I found that if you deviate from the norm, some PBs don't want to work with you or they price it so high the opposite is true.

The quote needs some explanations. "Lucy, you got some 'splaning..." I digress.

The 7'x7' (inside dims) Spa will have 20 Jets. I have a plan so fear not, haha. If I put 12@10GPM Jets on a loop (combination of 3-jet manifolds and single jets, for the back) and then put 8@15GPM single Jets (for calves and feet) on a different loop (both each totalling 120 GPM, which should be totally doable), AND if at the Equip Pad, the loops are connected to a 3-way valve so they can run from the same pump and NOT be active at the same time, so either the back jets are on OR the leg jets are on both never both at the same time. what are the chances that would that work?

Spa will be heated via main pool pump/filter/SWG with 2 returns on a separate loop.

AirPort is a deck mounted Air intake and "Muffler", that can support up to 12 jets without a blower. I may run PVC from them back to the Pad and cap off both ends just in case these don't work and we need to put in a blower, at least I won't have to dig up the all the Decking.

Water depths will be measured from the TOP of the tile to the top of the main drain. So, when I asked him to change to middle of Skimmer, he said rather than change the Contract, he would increase all the depths by 3" go figure?

I don't have any plumbing diagrams yet but in theory, can this Spa setup work with the Jandy 2.7HP VS Pump and 3" PVC both on Suction and Return sides? Pad will be about 35-40 feet from Spa?

Now this is very *interesting* but I really don't understand how this helps him? BUT whatever...................do you have it in writing about adding 3" to the depth? It should end up being the same overall depth BUT this is going to be one you REALLY need to run out there before the digger leaves the property. I would also be meeting them the second they show up at the property to ask them how deep do THEY think the pool is set to be.

Yep, been hanging out here since before Chris finished his massively gorgeous OB, a town over from me. Love this site.

The digger is actually the owner of the company and the PB. He has a small staff and is a 3rd Generation pool builder. He and his brother Excavate, Rebar, Plumb, install decking and set Equipment. They do sub out: Gunite/Concrete, Electric, Tile, Screen Enclosure, Child Barrier and Gem Coat. Oh, yes I have it in writing which looks funny when you see: 4'3" to 5'3" to 4'9" for my Sport pool depths, but as long as it measures out to 4' - 5' - 4'6", I'll be happy.

I guess he didn't want the Contract altered in anyway, even though I pressed him on a couple of other items, which he had an easy work around to.

One of the main reasons I went with them is because they do all the Plumbing and my Spa gave him a "challenge" he said. He's also very easy to talk to and I have seen 2 references, well 3 if you count his own pool! I met his family and we talked about 2 hours so I'm pretty comfortable with him. Of course things and people can change when money is involved.

This is totally just me but I would want all my spa jets to be able to work all the time. An additional pump 2.7 hp pump plus an additional suction and return run shouldn't be more than a few grand. In the grand scheme of things with a pool build this big that's not that much for total satisfaction IMO. This would need to be confirmed by one of the TFP experts but as I understand it you can have more than one pump pulling suction from a channel drain. So it shouldn't require a third MD in the spa.

Yeah, I originally designed it so 2 seats, with all the jets, were on the dedicated pump and when guests come over, have 2 other sets of jets run off of the main pool pump. Also thought about a 3rd pump, which still may happen, but have to see how close to needing a electric upgrade at the main panel.

PB broke ground last month and we are waiting for Inspection and Jets to arrive, so thought I would post, everyone's favorite thing... pics.

Due to my arthritis, I came up with a pretty wild design for the Spa that will have 20 Jets total, 12 for the back and 8 for calves and feet, via 2 separate loops at the Spa.

Option #1)
I can have 1 pump supply either the back jets or the leg jets, never both together, using a valve to switch between the 2 loops. We have a 4" suction already in the ground and the PB is all Jandy so plan to use their new 3.8Hp pump that can deliver about 200GPM maxed out. This way I can have 15GPM jets all-around.

Option #2)
Problem is we ordered the Waterway 2 and 3 jet Manifolds that came already with Poly-Storm 10GPM Jets. The jets can be upgraded to 12, 15 or 25 GPM (which is the original plan for 15GPM jets all around). If we stay with the 10GPM jets, I could have both back and leg jets on at the same time, that is if I take out 2 foot jets and only go with 18 jets (180GPM) total.

Does anyone know or think there's a big difference between 10 and 15 GPM Poly Jets? I'm kinda thinking that being in a cluster of 2 or 3, that the 10 will feel pretty good but would love to hear anyone with experience.

Drawing may help understand the craziness in my mind. PB says either can work.

Ahh thanks Kim, I needed that. This builder uses Treasure coast Gunite, the same one Chris @setsailsoon used. So hopefully I may have some smooth sailing too.

A little nervous about getting the spillway right and the rolled edge set. Also the 3 different bench heights in the Spa.

Just to clarify a small point. I pre-qualified only two gunite contractors. Treasure Coast and Prestige. Both passed with flying colors and I'd have no issues awarding to either. In the end, I selected Prestige. Had nothing to do with price more to do with availability of equipment and back-up equipment availability in event of an equipment failure during my complex two-step shoot. Weather is perfect and can't wait for the photos!

Had a very fruitful day with the Gunite folks yesterday.

Deep "middle" area, sunself with swimout bench (code) and skimmer.

Ahhh the Spa. All 20 jets looking good but there's 1 "butt crack" and 1 borderline lurking.

Glad we caught that now. Easy fix. Fortunately, the bench can be ground down 1.5" to "raise" them up.
Made the benches on 16'5" wide instead of 18, to give a little more leg/foot room Pretty tight quarters but I think we made good use out of the 7x7 room we have.

We love the Wedding cake steps that tie-in the 18", water depth, bench and also the fact that we can share the pair of foot jets between the seats in the corner.

Going with Florida Gem Coat. Local product with marble base I believe.

Mother nature did the first watering overnight, then PB did one around noon, then I have done 2 myself. I watched him and he really soaked the Skimmer area, which as we know is prone to cracking.

Re: Plaster - We're going with Florida Stucco Gem Coat - Capri color, Which is formulated with natural quartz aggregate.. Gem Finishes
Colored products utilize inorganic mineral oxides, so hopefully reduces mottling and such.
